Our Process
All Modular Technology facilities are steel-constructed for increased rigidity and durability. This results in a true, straight structure with a 50 to 100 year lifespan, comparable to that of a site-built facility. And, unlike wood, steel requires minimal maintenance and is pest and rot-resistant.

All special systems, utility work, foundation and site preparation occur concurrently with the in-plant manufacture of the building. This localization of labor and materials reduces the opportunity for site theft and vandalism, while effectively minimizing travel, time, and expense for suppliers and subcontractors. And, since many of our clients already have existing facilities at the site, this method ensures minimal disruption for the duration of the construction project. Not to mention that all plumbing, electrical, heating and cooling systems are completed in our plant and are ready for connection during the building’s installation. Hence, installation is completed over the course of only days, resulting in a turn-key product and immediate customer occupancy.

Enhanced Visual Aesthetics
Most clients are seeking a building that looks and functions just like a site-built structure. Modular Technology meets this requirement by offering the same architectural and design elements used in traditional site construction. Our slab-on-grade concrete foundations eliminate the hollow, sagging floor commonly found in other modular structures. And such features as stucco and brick veneer exteriors, decorative parapet rooflines, concealed mechanical equipment, intricate metalwork, viga beams, and elegant interiors are common to Modular Technology facilities. The building’s architecture can be designed and constructed to exactly match existing surroundings and facilities, blend with the natural environment, or possess its own customized appearance.

Same Code Construction
In all cases, our buildings are constructed to precisely the same codes as site-built structures, with enhancements in the structural assemblies to withstand the rigors of highway transport to the job site. All special jurisdictional, loading capacity, fire code, and ADA requirements are easily met.

Accelerated Construction
Our innovative concurrent construction method allows the assembly of the factory-built buildings to coincide with utility developments and site work, resulting in minimum construction time until occupancy. A typical 36,000 square-foot facility takes approximately 90 to 120 days to manufacture and install, at which point it is 100 percent complete and ready for occupancy.

The Result
Our modular method of construction and use of materials are not in the same building category as the portable construction historically used by other builders. The final product is of equal or greater quality than site-built structures.
