| A. Architectural Excellence |
Collaborated on design with owner/architect. Adjacent buildings include a 50s era surf theme motel and a 1800s mission style two story hotel. Vision was to integrate the influence of this architecture into the pharmacy and MOB. Features include: modern translucent Kalwal panels, flying ceilings, decorative perforated metal trim, expansive glazing mixed with traditional Spanish tile roof, stucco, and hand crafted ornamental iron. The roofline, featuring several hard, modernistic angles and a traditional bell tower (one piece) draw the eye to the building. The bell, from the original Methodist church that once occupied the site, names the complex, La Campaña. The interior is a mix of vibrant colors, imported tile, and artisan crafted iron. The building houses 3 separate medical offices & a pharmacy. Varying ceiling heights and wall niches provide interest and shadowing throughout the upscale 2 story telescoping building. It’s the newest & most exciting office building in town. |
| B. Technical Innovation |
This permanent high public use medical office building and pharmacy features steel superstructure and framing, slab-on-grade foundation, EIFS, extensive tinted glazing, and numerous changes in rooflines and ceiling heights. The steel construction provides added strength & durability for many years of commercial high public use. Translucent Kalwal panels are used for diffused lighting in the desert. Telescoping system creates large open spaces to 18 feet while maintaining ease of shipping. Bell Tower was built and shipped in one piece. Decorative perforated metal trim wings along the rear wall compliments the neighboring 50s surf theme motel and creates a point of interest in the parking lot. |
| C. Cost Effectiveness / Energy Efficiency |
Exterior walls are steel with 6” wall studs vs. 4” studs with 1” foam gaining R-value. The EFIS exterior uses 1” insulation board for a net R-value of 25 for the wall system. Roof systems employ R30+ batt insulation & rigid reflective foam insulation for increased R-value & sound control. Electrical designs are 460/277 v 3 phase power for minimum energy use. The package includes 1” SOLEX dual glazing, tinted windows. Close tolerances minimize air infiltration into buildings. High SEER Package mechanical units and individual metering for each physician’s office help reduce energy costs. Translucent Kalwal panels are used for diffused lighting in the desert to reduce utility usage. General contractor for infrastructure & site improvements, including utility & permit coordination, and architect of record while collaborating with owner/architect on design. Construction costs were reduced by building in factory and shipping to California, reducing use of prevailing wage. |
