Modular Technology is a full service design build company with in-house professional design and architectural disciplines and construction management.

The design team includes a principal architect with international experience spanning more than 30 years, supported by a senior registered architect with 13 years experience at an international architectural firm, and a design staff of 10. Modular Technology can take the role as the lead architect or support your architect. As the lead architect, we are responsible for design development. As the support architect, your architect develops the design, hands the documents to us at schematic design phase, and our staff develops the construction drawings using the latest version of AutoCAD (with your architect “looking over the shoulder” to maintain the design intent).

We offer a unique service to help navigate the often-muddy waters of development and construction. Roadblocks can derail a project at any time during the process jeopardizing the schedule and budget. Two individuals are dedicated to knowing the idiosyncrasies and requirements of each municipality, utility, and the myriad governing agencies having approval, control, or review of each project. A Director and Associate of Project Development serve as liaison to:

  • Determine minimum property standards & use
  • Expedite permits & plan reviews
  • Track city plan reviews on a daily basis
  • Coordinate design & construction utility requirements
  • Represent and advocate at neighborhood and community meetings

While this is an added service at most firms, Modular Technology includes this value added benefit as part of our service to the client.

Professional engineering consultants help support our design build process and many have been providing services to Modular Technology for over ten years. These disciplines include Civil Engineering, Structural Engineering, and Mechanical and Electrical Engineering.

 

 

A Vice President leads construction management with more than twenty-five years experience in commercial, school, and design build construction. This phase includes:

  • the 20 acre facility where the building is constructed to 80% completion under the watchful eyes of a seasoned Manager and Quality Control Supervisor and,
  • the field where the Project Managers and Superintendents are responsible for developing the infrastructure and completing the building and site improvements in record time.
The Superintendents are the day-to-day champions in the field: managing budgets, subcontractors, inspections, utilities, and the client. Modular Technology Superintendents are uniquely talented and truly are “supers”….they outpace their site build counterparts by completing jobs of all sizes in unheard of time frames — half the time of traditional built construction.

The Director of Project Management orchestrates the myriad of people and tasks required to manage each project from blueprint to certificate of occupancy. Project Managers, coordinators, and subcontractors work with the Director of Project Management in an accelerated environment to complete projects in record time.  He also acts as liaison between Project Management, clients, and senior management, while assisting in budget and schedule maintenance.

Project Managers are specialists in each target market, design build, and in accelerated construction. Project Managers “come up through the ranks” with experience as Superintendents, with site built contractors or with other modular builders. Their varied experiences bring valuable perspectives, unique solutions, and diverse approaches to share with the team.

Several of our subcontractors have worked for Modular Technology for more than 15 years, providing us with invaluable input and support. These long-term working relationships have led to a significant exchange of best practices ideas and the development of streamlined design-build procedures.
